You’re selling your home. You are in control of your home’s condition. To get the highest dollar amount for your home, it needs to be in terrific shape, period. As we walk through your home together, we will be looking for the very basics “three D’s” as we call it: DAMAGE, DYSFUNCTION, and DETERIORATION. BUYERS HATE ANY OF THIS!

 

Examples are as follows.  

• Damage – dented garage door, pet scratches on door trim, broken siding, etc.  

• Dysfunction – dishwasher doesn’t work, doors / bi-folds / windows don’t open or close easily, etc.  

• Deterioration – rotted deck boards or siding, shingle wear / curling, worn through carpet, etc.

 

The next level of attention which increases your home appeal, as appropriate, examples:

• Paint garage walls, ceilings, and garage floor

• Paint basement walls and floors

• Repair and reseal decks

• Driveway sealing

• Professional landscaping and lawn care, trim bushes, trees, plant and / or hang flowers

• Professional cleaning of exterior and interior, and windows of home

Attention to these matters will create a high level of interest in your home, and buyers will be driven to purchase it. This will result in quicker, more and higher offers, and buyers who are willing to negotiate liberally and cooperatively. They want your house, and they will do what it takes to get it! The end result for you is more money, easier transactions, and smooth closings. Success!

 

Some sellers may take a position of “selling the home as is”, or “they can take it or leave it”. This will result in half-hearted critical buyers, fewer and lower offers, “garage sale negotiation”, lengthy times on market, nit picking at the inspection, lower appraisals and difficult closings. Success is not probable.
